The property’s position allows guests to walk to key amenities while avoiding through traffic and late-night noise from the main strip, combining walkability with a quiet residential setting.

Getting around

Many guests can walk to everyday amenities from the property. The main retail strip, cafes and dining along Peel Street are approximately a 5-6 minute walk (around 400-500m) away. Bicentennial Park and the Peel River corridor are around a 10-minute walk (about 700m) via the direct Fitzroy Street pedestrian crossing.

Transport is practical and convenient. Tamworth Regional Airport is around 10-15 minutes by car, and the train station, coach services and local bus routes are also easily accessible.

For guests travelling by car, free street parking is available directly in front of the property. Rear-laneway access to the garage is also available for parking and EV charging.

House rules, pet conditions and privacy notes

The Driscoll is registered NSW short-term rental accommodation. The NSW Short-term Rental Accommodation Code of Conduct applies to guests, hosts, booking platforms, letting agents and other industry participants.

The Code of Conduct will be provided with the guest stay information.

These rules are intended to protect the home, neighbours, guest safety and the connected systems that keep the property operating properly.

Guest numbers and sleeping layout

The maximum overnight guest count is 8 registered guests.

Adult sleeping capacity is six, using the two queen beds and the sofa bed within the lounge room. The bunk beds within the study provide two child sleeping surfaces.

The bunk bed has two single-sized sleeping surfaces. The top bunk is not recommended for children under 9, in line with Australian product-safety guidance. Beds must not be used for jumping, climbing, rough play or as play equipment. Parent or carer supervision is required.

One infant under 2 may be added separately. A high-chair is provided and stowed in the garage. A cot is not supplied, so guests needing infant sleep equipment should bring their own travel cot.

Residential accommodation only

Ordinary remote work is welcome.

The property is offered as short-term residential accommodation only. This does not prevent ordinary guests from staying for personal, family, work, event, relocation, medical-related or support-related travel reasons.

The property is not available as a venue, party space, studio, clinic, public meeting place, commercial premises, training site, client service location, filming location, crisis or refuge accommodation operation, supervised placement, supported accommodation operation, care-service location, managed accommodation service or business operating base.

What is not permitted is using the property to operate, deliver, advertise or hold out a business, care service, clinical service, managed accommodation service or similar operation from the home.

Quiet use and visitors

Quiet use is expected between 10:00 pm and 8:00 am.

Noise, visitors, pets and behaviour must not unreasonably disturb neighbours at any time.

Only guests included in the booking may stay overnight. Visitors remain the booking guest’s responsibility.

Pets

Domestic pets are permitted when included in the booking and approved before arrival.

Pets must be supervised, controlled, kept off beds and supplied linen, and cleaned up after.

Pets must not be housed in the garage or left in a way that causes noise, damage or distress.

Assistance and service animals are not treated as pets. They are handled under applicable law and the relevant booking platform policy.

Smoking and vaping

Smoking, vaping and e-cigarettes are not permitted inside the home, garage, porch or terrace.

Garage, EV charging and supplied items

The detached garage is a host-shared, non-habitable service area made available for vehicle parking and EV charging only.

The garage must not be used for sleeping, recreation, children’s play, animal housing, events, general storage or storage outside the parked vehicle.

The Host, property manager, tradespeople or authorised representatives may access the garage, rear laneway or external service areas for maintenance, grounds care, safety, utilities, repairs, servicing or property operations. Where practical, access during a stay will be notified in advance, except for urgent, safety, access, security or service-related issues.

The rear laneway is an easement shared with neighbours. Please do not park or block the rear laneway, neighbouring driveways, garage access, footpaths or waste-bin access.

The bedside adapters, charging cables, remotes, keys, access devices and supplied items must remain at the property and be left available at checkout for future guests.

Smart home, appliances and controls

The home relies on connected systems for lighting, climate, internet, entertainment, security, doorbells, irrigation, and guest comfort.

Connections behind TVs should not be interfered with. Guest-use power and ethernet outlets are available in all bedrooms, the dining room and the lounge room.

Smart lighting switches are not instantaneous like regular switches. Lights typically respond to switches within a second or two. Please do not hold buttons down, as this can cause resetting and disabling of functions.

Please do not reset, disconnect, move, tamper with, cover, damage or remove internet equipment, cameras, switches, remotes, climate controls, irrigation controls, EV charging equipment, appliances, safety equipment or supplied items.

If something is accidentally unplugged, moved or disconnected, please reconnect it or contact the property manager.

Utilities, climate control and fireplaces

Utilities and appliances are provided for normal residential guest use.

Please use heating, air conditioning, fireplaces, lighting, hot water, EV charging, laundry and kitchen appliances responsibly.

Air conditioning should be used with external doors and windows closed. Please turn off unnecessary lighting, TVs, fireplaces, heating, air conditioning, ovens, cooktop and appliances when not in use or when leaving the property.

Fireplaces must be used only in accordance with the guest instructions. Do not place items on or near fireplaces, heaters or vents.

EV charging is provided for vehicles associated with the booking only. It must not be used for public, third-party or business charging.

Abnormal, careless or excessive utility or service use may be treated as misuse of the property. Recovery depends on the booking platform, evidence available, insurance position and any lawful recovery process that applies.

Irrigation and outdoor areas

The garden irrigation is automated and self-regulating. Please do not alter taps, valves, timers, sprinkler heads or irrigation controls.

If a watering cycle might affect your outdoor enjoyment, please contact the property manager. It can usually be rescheduled where practical.

Outdoor fires, fire pits, fireworks, fuel storage, gas bottles and hazardous materials are not permitted, except ordinary personal items used safely.

Rubbish, damage and reporting

Please use the provided rubbish bins. The red bin is for general waste. The yellow bin is for recyclables. The green bin is for garden waste only and should not be used by guests unless instructed. Bins should be placed along Griffin Avenue on Wednesday nights and returned to the bin enclosures by Thursday evening. Please don’t leave bins on the lawns.

Do not leave rubbish loose, outside bins, in the garage, in the laneway or on neighbouring property.

If you have excess rubbish or any concerns, please contact the property manager for assistance.

Please report damage, safety, access or urgent maintenance issues promptly through the booking platform or the contact details provided.

Normal guest use is expected. Actual, reasonable and evidenced costs arising from guest-caused damage, missing items, excess rubbish, misuse of appliances, abnormal utility or service use, or cleaning beyond normal use may be recovered through the booking platform or another lawful process, where permitted.

Access details, keys and remotes

Access details, keys, remotes and entry instructions are for the booked stay only. At check-in, guests are provided with a master key and garage fob. For group stays, it is recommended to utilise the electronic key-safe whenever appropriate. Keys should not be left unsecured, such as under the mat.

They must not be copied, shared, retained or used after checkout.

Loss, misuse or failure to return keys, remotes or access devices may require replacement, rekeying or callout work. Actual, reasonable and evidenced costs may be recovered through the booking platform or another lawful process, where permitted.

Cameras and privacy

Security cameras and sensors monitor entry, external access areas and the host-shared detached garage/service area only. There are no cameras inside the residential home.

HomePods and smart speakers are supplied as part of the property’s integrated smart-home, audio and climate-control setup. They are not surveillance devices. They must not be reset, removed, relocated, taken or left disconnected at checkout.

Platform policies

These house rules are provided for guest awareness, transparency and owner attestation. For bookings made through Airbnb, Stayz, or another authorised platform, the platform listing, checkout terms, platform policies and agent-issued stay information also apply.

Where a booking platform requires different wording, process or remedy for a particular booking, that platform’s applicable rules and resolution process apply to that booking.
